We already had appraisals from 3 different agencies, and I was convinced I could do as well (taking into account the fees they charge) by selling it myself on Trademe. However the warnings we received from some agents, to avoid Real Estate companies that worked for a set fee rather than commission, piqued our interest. We decided to give you a call, and we are so glad we did.
For anyone looking to sell a property, we would happily recommend using Brian Childs. From the outset his professionalism, integrity, courtesy, attention to detail and passion was evident. When he showcased his negotiation skills we knew he could achieve a better outcome than I would (we would never have dreamed how much better!). His advice also showed a level of thought and detail others had not; the marketing plan, preparation for sale, photography, the presentation of the property and setting up for the open homes covered everything other agents had, and more importantly some things they had not. Brian is committed to the best outcome for his clients, and he coupled a good old fashioned work ethic with modern technology to follow up prospective buyers and track their level of interest (our first open home alone had 80 people through it, so we are glad it was him doing all the follow up, not us). He remained in touch and contactable throughout the entire process. We were able to concentrate on preparing for each open home – no mean feat with three small children – and confidently leave the sales and negotiation process to Brian. The policy of keeping buyers to set viewing times, and not allowing ad hoc access, was also helped us manage the needs of a young family while selling the house.
By listing with Brian and not selling it ourselves, we avoided getting a good sale price, and instead achieved an outstanding sale price. My wife and I can honestly say that trusting Brian with the sale of our home has been one of the best financial decisions we have ever made.
